FIELD TECHNICIAN

The Field Technician is responsible for preparing vacant apartments for new tenants. This role involves performing a variety of maintenance tasks to ensure that units are clean, functional, and ready for occupancy. The technician will handle minor repairs, cleaning, painting, and appliance installations, ensuring all apartments meet the property's standards.

GENERAL DUTIES




  • Clean and prepare floors, including carpet cleaning, tile, and hardwood maintenance.
  • Complete and log work orders and turnover checklists accurately.
  • Ensure all maintenance work complies with safety regulations and building codes.
  • Fix doors, windows, cabinets, and other structural elements.
  • Inspect vacant apartments and identify necessary repairs and maintenance tasks.
  • Paint walls, ceilings, and trim to provide a fresh and clean appearance.
  • Perform minor electrical, plumbing, and HVAC repairs.
  • Repair or replace appliances, fixtures, and other in-unit components as needed.
  • Report major issues or required upgrades to the property manager.
  • Work with other maintenance staff, contractors, and vendors to complete larger repairs or upgrades.



REQUIREMENTS




  • Ability to accurately document maintenance activities, work orders, and inspections.
  • Ability to perform minor electrical repairs, replace outlets, and fix light fixtures.
  • Ability to troubleshoot and repair common household appliances.
  • Excellent time management and organizational skills.
  • Previous experience in property maintenance, especially in preparing apartments for new tenants, is preferred.
  • Proficiency in addressing minor plumbing issues such as leaky faucets, clogged drains, and toilet repairs.
  • Proficiency in basic electrical, plumbing, HVAC, carpentry, and painting.
  • Proficiency in painting walls, ceilings, and trim, as well as patching and repairing drywall.
  • Strong work ethic, reliability, and the ability to work independently or as part of a team.
