Maintenance Technician

Join our team providing excellent affordable apartment homes to seniors at Keeseville Country Gardens, a 50 unit apt community.

Part Time-30 hours per week

$21.00/hr.

Our Maintenance Technicians are a valued member of our team doing apartment repairs, inspections, turnover vacant apartments, obtaining quotes for large repairs and monitoring and scheduling the contracted work. Our techs generally do minor plumbing, painting, electrical, wall board repairs, the weekly landscape maintenance, coordinate the snow removal with the contract plow but do minor shoveling and snow removal. We have electronic work order system using an IPAD that we provide along with training. We have a COVID vaccination policy. We have minimum guaranteed 2 hour paid time for emergency calls outside of scheduled work hours. The Maintenance Tech assumes responsibility for assigned facility maintenance functions!

ESSENTIAL FUNCTIONS

As our Maintenance Tech you will:

• Conduct general maintenance of resident units and common areas including carpentry, painting and other general repairs.
• Prepare vacant units for move-in, including, but not limited to, painting, cleaning
• Perform and arranges scheduled preventative maintenance and cleaning. Completes inspections and tests, and maintains logs and records reflecting results.
• Perform maintenance on all security systems, fire alarms, and door locks.
• Adhere to schedule and takes assigned on call duties as directed.
• Perform landscaping duties (lawn mowing, hedge trimming, bed maintenance) as needed. Maintain grounds, parking lots, and driveways, and walkways
• Clean common areas of property. Including emptying trash, dusting and vacuuming, polishing/cleaning furniture, cleaning fixtures, window ledges, mopping floor areas.
• Remove trash from common areas. Maintains dumpster area.
• Assume responsibility for maintaining related maintenance records.
• Follow all Material Data Safety Sheets and follows instructions regarding use, disposal of or spills.
• Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with residents, co-workers, community leaders, owners, management, vendors, and service providers.
• Ensures all residents and staff are treated with respect and dignity.
• Manages relationships, internally and externally exercising appropriate communication and interpersonal skills.

You have:

• High school diploma or equivalent.
• One to two years maintenance experience. Knowledge of janitorial equipment and maintenance procedures.
• Good mechanical and problem solving abilities. Well organized and able to work well independently. Able to coordinate well with others and professionally assist others as needed. Must have working knowledge of computer or tablet software. Good communication, interpersonal skills. Must have working knowledge of computer or tablet software.
