At Okland, our Pre-Con team creates remarkable experiences for our clients by delivering high design construction packages that align with their budget. We thrive on making the impossible possible for our clients. As an estimator, you will provide proactive estimating on multiple projects, including providing quantity takeoffs, pricing, solicitation of bidders, bidding, and project contracting and kickoff.

You strive for accuracy and correct cost estimates. As senior estimator, due to the uniqueness of each project, you use creativity in the take off and presentation to ensure a complete and accurate estimate. Ultimately you make certain that the company is being represented in accordance with Okland's core values.

It supervises the architectural, engineering, bidding, contracting, building, inspection from the beginning to the end of the project and specializes in concrete self-preform on large commercial scale.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Lead and execute detailed cost estimating for high-occupancy healthcare and other large commercial projects, including conceptual, schematic, and design development estimates.
  • Develop and present comprehensive cost models and analysis, utilizing a combination of spreadsheet-based analytics and estimating software to ensure precision.
  • Engage with clients, architects, and project stakeholders to clarify scope, resolve discrepancies, and present estimates in a clear, professional manner.
  • Drive the accuracy and integrity of project pricing, incorporating historical data, market trends, and real-time subcontractor input.
  • Ensure estimates include all key financial components, such as taxes, insurance, bonds, OCIP, permits, and special wage rates.
  • Maintain rigorous documentation and confidentiality of financial details related to project costs, bids, and contracts.
  • Collaborate with internal teams to ensure alignment between estimating, scheduling, and project execution strategies.
  • Serve as a key resource in bid solicitation, subcontractor qualification, and contract negotiations.
  • Actively contribute to business development by fostering strong industry relationships and positioning Okland for future opportunities.

EDUCATION/EXPERIENCE REQUIREMENTS


  • 10+ years of experience in healthcare estimating, with a proven track record of high-occupancy project success.
  • Bachelor's degree in Engineering or Construction Management (or related field) preferred

KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS


  • Expertise in construction cost estimating techniques, quantity take-offs, bid analysis, and value engineering.
  • Ability to analyze bids, cost proposals, and cost estimates, including labor rates, fringe benefits, overhead, and profit.
  • Strong analytical skills, including proficiency in estimating software and advanced Excel functions.
  • Ability to interpret construction documents and translate them into precise cost projections.
  • Excellent verbal and written communication skills, with the ability to engage and influence project stakeholders.
  • Highly self-motivated and accountable, demonstrating ownership over deliverables and deadlines.
  • Experience managing multiple estimates concurrently in fast-paced, deadline-driven environments.
  • Proficiency in construction and estimating software, project management tools, and Microsoft Office Suite (DESTINI, Procore, Autodesk, Bluebeam).
