Responsibilities
We are seeking a skilled and detail-oriented Permitting and Zoning Specialist to join our team. As a vital member of our organization, you will play a crucial role in facilitating the acquisition of permits and approvals necessary. The ideal candidate will have a proven track record of effectively communicating and negotiating with governmental agencies, as well as a strong understanding of zoning, land divisions, and utility permitting processes. This candidate will Lead administrative activities and manages the right-of entry process for the Project, this includes tracking, review, and issuance of Right-of-Entry Permits and Property Access Authorizations, and others as may be identified.
Responsibilities: Duties may include, but are not limited to, the following:
Permitting Agency Liaison: Effectively communicate and negotiate Owner's requirements with various governmental agencies to secure permits and approvals for construction, operation, and maintenance of facilities. This includes temporary workspace agreements, licenses, and other necessary permits. Functions as the primary liaison between the agency and third parties concerning right-of- way access activities. Zoning and Land Division Expertise: Utilize your previous experience in zoning and land divisions to navigate regulatory processes. Work with local zoning regulations and coordinate land division approvals as needed Project Management: Manage multiple projects simultaneously, ensuring that all necessary permits and approvals are acquired within established timelines. Coordinate with internal teams and external partners to meet project objectives and deadlines. Policy and Procedure Adherence: Utilize established policies, procedures, and processes to perform work efficiently and accurately. Maintain up-to-date knowledge of relevant regulations and compliance requirements. Public Meetings and Representation: Represent the company at public meetings before governmental agencies, municipalities, zoning boards, townships, county commissioners, and similar organizations. Articulate project details and address any concerns to gain necessary approvals. Organizational and Communication Excellence: Demonstrate exceptional organizational skills by managing documentation, correspondence, and forms related to permits and approvals. Communicate effectively with internal and external stakeholders. Insurance / Bond Tracking: Process requests for certificates of insurance and posting of bonds by completing and submitting appropriate forms in accordance with regulatory guidelines. Document Interpretation: Read and interpret real estate documents, legal descriptions, and construction-related drawings to ensure accurate compliance with permit requirements.
Qualifications
Requirements: Must have experience with permitting agencies - minimum of 5 years experience in ROW preferred, minimum experience of 3 years permitting preferred Must be able to work in a fast-paced environment and be able to pass a background check and drug screen. Strong knowledge of zoning regulations, land divisions, and utility permitting processes. Exceptional negotiation and communication skills, with the ability to effectively represent the company in public meetings. Proven ability to manage multiple projects simultaneously and meet objectives within deadlines. Familiarity with real estate documents and construction-related drawings. Proficiency in using Microsoft Office suite and project management tools. Detail-oriented mindset with strong organizational skills. Benefits*: TRC offers a competitive benefit package consisting of:

Compensation: In accordance with local law, the below salary range is applicable for the job and location associated with this requisition. Compensation will vary based upon experience, education, skill level, geographical location, and other compensable factors. Other Compensation: Employee may be eligible for participation in the Company's annual Discretionary Bonus Program which is contingent on Company, Business Segment, and Individual performance against Key Performance Indicators which vary by year and employee.
