REGIONAL VICE PRESIDENT - MULTIFAMILY (NORTHERN CALIFORNIA)
Job Summary:
The Regional Vice President is responsible for the overall management, administration, operations, and financial performance of assigned multi-family portfolio, which may include residential rental properties. In addition to assigned portfolio, this position is responsible for new business development in assigned region. This role acts as a company representative in all matters related to investor, owner, or owner representative reporting, meetings, discussions and relations.
Supervisory Responsibilities:
This position directly manages the Regional Managers located within the region and portfolio and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; evaluating performance; rewarding and disciplining employees; addressing complaints and resolving problems; developing staff and building a strong pool of resources.
Essential Duties & Responsibilities:
Portfolio Management
* Maintains deep understanding of terms and conditions of the Management Agreement and ensures adherence to such terms and conditions.
* Prepares and/or reviews various reports, including but not limited to: new acquisition pro forma, annual budgets and semi-annual forecasts, monthly budget variance reports.
* Routinely walks assigned properties to ensure proper safety/risk management, curb appeal, preventative maintenance and projected capital projects are appropriate.
* Approves all service contracts and purchases at the property for amounts over $2,000.00, whether the purchase is in the approved operating budget.
* Generate proforma budgets and underwriting reports for potential and existing clients.
Client Relationships
* Develops and supports valuable, professional relationship with clients.
* Coordinate cross-functional teams to deliver services to clients while building a pipeline for future management contracts.
Business Development
* Identifies and manages opportunities for new business development with current and new clients, including for third party management and company purchase.
* Identify opportunities and risks associated with the following factors impacting growth: team, processes, resources, organization, industry, market, customers, technology and geography.
* Provide relevant market data and competitive market surveys to potential and existing clients.
* Continuously develop a deep and nuanced understanding of assigned and related geographic markets.
* Maintain knowledge of industry-related trends and technology, understanding all aspects of operations; stay current on laws and policies relative to the industry; demonstrate software proficiency and maintains network of peers and industry sources.
Education and Experience:
* 5 years of related experience and Bachelor's degree or equivalent from four-year college or university, or equivalent combination of education and experience.
Other Qualifications:
* Certified Property Manager (CPM) designation preferred.
* Excellent knowledge of MS Office, particularly strong MS Excel skills with the ability to perform complex formulas and calculations.
* Valid driver's license and automobile insurance.
* Ability to travel by car or air as needed.
* Ability to make overnight business trips as needed.
* Ability to work weekends as needed.
Salary is $175K-$225K/year. We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full-time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
