The Position

Genentech is currently seeking to hire an Executive Director to provide executive leadership and manage the newly formed Campus Development Team, which reports directly to the Senior Vice President of Real Estate and Workplace. This team will oversee all aspects of campus development related to the implementation of the Campus Vision Plan (CVP) for the South San Francisco campus.

The Campus Vision Plan is a long-term strategy for the development of Genentech's South San Francisco campus, based on zoning established in the approved master plan of 2020. The CVP provides a framework for future capital investments on the campus by defining site-wide planning principles and strategies related to infrastructure, connectivity, sustainability, and landscaping. Additionally, the plan outlines development phases for the coming decades, highlighting architectural design principles, building grids, and massing studies.

The Campus Development Team is expected to have various reporting functions that will evolve throughout the different phases of the plan. Initially, these functions will include teams focused on campus planning and entitlements, site development (including mobility, landscaping, and infrastructure), the new gRED campus, the arrivals building, future phases of development, ancillary and support site building elements, and the CVP PMO.

The responsibilities for this Executive Director position encompass a broad range of leadership and management duties, including but not limited to the following:

  • Collaboration with SVP: Partner with the Senior Vice President (SVP) to continuously refine and execute the campus vision plan. Incorporate feedback and adapt strategies to meet evolving organizational needs and changing business conditions.

  • Long-Term Planning: Develop long-term strategic plans that align with the broader company objectives and ensure sustainable growth and development of the campus.

  • Spearhead Recruitment: Lead efforts to recruit and hire essential personnel across all critical functional areas of the Campus Development Plan (CDP). Utilize best practices in talent acquisition to attract top-tier talent.

  • Build & Inspire Teams: Cultivate and nurture a high-performing, collaborative team environment. Provide mentorship and development opportunities to team members, ensuring each individual's growth aligns with organizational goals.

  • Guidance & Oversight: Offer daily guidance and oversight to senior leaders within the CDT. Ensure that all team activities are aligned with the campus vision plan and organizational strategic objectives.

  • Capital Expenditures: Oversee all major capital projects related to the campus vision plan. Ensure projects are completed on time, within budget, and in alignment with strategic goals.

  • Budget: Oversee the financial aspects of the CDT, including budget planning, forecasting, and monitoring to ensure fiscal responsibility. Monitor and manage project budgets, ensuring financial efficiency and compliance with organizational policies.

  • Strategic Approaches: Develop and implement detailed, data-driven strategies to ensure the successful execution of large-scale capital expansion programs within the CVP. Track and assess program outcomes, adjusting strategies as needed to achieve desired results.

  • Strategic Vendor Relations: Manage all strategic aspects of vendor procurement, selection, and engagement. Work with key partners, including architects, planning consultants, and general contractors, to execute the campus vision plan effectively. Identify and prioritize maximum impact opportunities, ensuring careful and responsible allocation of resources to achieve the mission.

  • Sustainability Strategies: Develop and implement sustainability strategies that align with corporate, local, and state goals. Monitor the progress of initiatives to ensure sustainable development practices are upheld. Champion sustainability efforts, promoting environmentally responsible practices throughout the campus development process.

  • Team Culture & Performance Management: Establish and implement systems and processes to evaluate and enhance team effectiveness through establishing a productive and effective, high performing CDT culture.

  • Cross-Functional Partnerships: Develop and maintain strong, collaborative relationships with internal site services and cross-functional (XF) partners. This includes working closely with teams in site operations, design and construction, real estate and workplace, business strategy, and team operations.

  • Seamless Execution: Ensure cohesive and coordinated project execution by facilitating transparent communication and alignment among various departments.

  • Government & Public Policy: Work alongside government affairs and public policy teams to engage external stakeholders, including local and national government entities. Maintain positive relationships with key stakeholders such as the city of South San Francisco, PG&E, SFPUC, and the San Mateo County Board of Supervisors.

  • Community & External Relations: When needed represent the organization in community meetings and public forums, articulating the vision and progress of the campus development efforts with goal to secure broad support for the plan.

  • Risk Identification & Mitigation: Proactively identify, assess, and mitigate risks associated with the CVP. Develop contingency plans to ensure business continuity and protect organizational interests.

  • Compliance & Safety: Ensure that all projects comply with safety standards and regulations, minimizing potential risks to personnel and operations.

  • Stay Current with Emerging Technologies: Stay updated with the latest innovations and emerging technologies relevant to workplace efficiency and project execution. Evaluate and integrate cutting-edge technologies to enhance operational efficiency, streamline processes, and drive continuous improvement across the campus.

  • Adhere to Business Processes: Ensure the application of professional and efficient business processes that conform to company policies, governance structures, and relevant guidelines. Guarantee compliance with Technical Standards, the Engineering Manual, and other relevant documents at all organizational levels.

  • Executive Leadership: Serve as a chair or member of relevant committees at the executive steering level, contributing to strategic decision-making and policy development.

  • Effective Land Use: Prioritize and implement strategies for effective land use to support the campus vision plan.

  • Stakeholder Engagement: Develop and implement strategies for managing internal stakeholder engagement, fostering transparency, alignment, and support for the CVP.

  • Communication Channels: Establish effective communication channels to keep all internal stakeholders informed and engaged with the progress and goals of the CDP.

This role demands a dynamic and results-oriented leader with a proven track record in strategic planning, team management, and large-scale project execution. The ideal candidate will possess exceptional communication and interpersonal skills, a strong understanding of the real estate and construction landscape, and a commitment to sustainability and innovation.

Qualifications:

Education and Expertise:

  • Bachelor's degree in Architecture, Urban Planning, Engineering (Civil, Structural, Chemical, Mechanical, Electrical), or Construction Management, or an equivalent degree.

Experience:

  • The position requires 15 years of progressively responsible experience in managing large teams of full-time employees (FTEs), contractors, and vendors.

  • A successful track-record in managing real estate development, campus or urban planning, capital program development, and construction contracting and management in California, preferably in the San Francisco Bay Area.

  • Experience delivering large projects valued at over $1 billion or programs valued at $2 billion in aggregate within the Commercial Office, Pharma, Technology, Lab/Research, Healthcare, and Higher Education sectors.

  • Strong leadership and interpersonal skills with the ability to drive performance and foster a collaborative team environment.

  • Proven ability to work effectively with a wide range of stakeholders, including government agencies, community organizations, and private sector partners.

  • Strong negotiation and conflict resolution skills.

  • Ability to implement and manage change effectively in complex and dynamic environments.

  • High level of analytical and problem-solving skills.

  • Strong written and verbal communication skills, with the ability to present complex information clearly and concisely.

  • Demonstrated commitment to sustainability and environmentally responsible building practices.

Location:

  • This is a campus based role and requires that the majority of time be spent on the South San Francisco campus (currently defined as at least 3 days per week), travel may be required

The expected salary range for this position based on the primary location of California is $233,400.00 - $433,400.00 USD Annual. Actual pay will be determined based on experience, qualifications, geographic location, and other job-related factors permitted by law.
