Preferred Years Experience, Skills, Training, Education

  • Associate's Degree in Air Conditioning, Heating and Cooling or completion of trade school course of study in industrial/commercial HVAC equipment, controls and operations.
  • Proficient in PC operations, air compressors, steam/hot water central valves and pneumatic controls and control systems or six (6) years of progressive experience in industrial/commercial HVAC activities.
  • Experience in Computerized Maintenance Management System (CMMS), and ability to understand information conveyed from technicians, staff, or anything displayed on a computer screen through CMMS.
  • Experience in a campus based environment or industrial setting preferred
  • Knowledge of building automation system software supporting HVAC, steam, and power distribution *Trades experience of all types within the maintenance industry

Position Overview


Primary Purpose of Position
HVAC Controls Technician troubleshoots, calibrates, repairs, maintains and operates the DDC BAS (Direct Digital Control Building Automation System), pneumatic and electro-pneumatic systems, central HVAC equipment including pumps, chillers, condensers, air handling units and miscellaneous control elements.

Additionally, the Lead Technician will distribute and supervise the work of 2-3 fellow Technicians in their group. Under the direction of the HVAC Supervisor, the Lead will facilitate the daily taskload for their team, assign work orders, review and sign off on purchase orders, etc.

Systems supported include DX units, environmental chambers, walk-in coolers and freezers, air dryers, ice machines, packaged units, CRAC units, dehumidification systems, refrigerated scientific equipment, ultra-low and cryogenic equipment, small chillers, and hot water and steam boiler systems.

Tasks include:

  • Troubleshooting complex control circuits, replacing compressors, repairing refrigerant leaks, replacing fan/blower motors, changing out various refrigeration mechanical and electrical controls, and maintaining EPA refrigerant management logs.
  • Additional work includes maintaining and repairing complex boiler systems, calibrating boilers to run efficiently, and preparing boilers for state inspections.
  • Performs some equipment replacements and installations, and may work on construction or renovation projects, providing written comments that may not meet plans, specifications, codes, or guidelines.

Primary Function of Organizational Unit
The Office of Facilities is responsible for providing services relative to building and grounds maintenance, utilities, transportation, trash removal, central receiving, recycling, disposition of surplus property and moving and hauling. In addition, Facilities has expanding responsibilities that includes providing support services for the instruction and research programs to achieve the University's mission, goals and objectives. Maintains and improves and expands all campus buildings, campus image and education opportunities for all people. More specifically, the functions involve energy conservation, building renovation/repair, occupational safety and health, landscape design, event planning, vehicle and equipment maintenance/repair, motor pool and housekeeping services to 40 academic buildings, 14 residence halls and 19 farm buildings (15 research and 21 support facilities). Moreover, the Skilled Trades Department is responsible for operation, repair, maintenance and preventive maintenance of campus facilities. The HVAC Shop troubleshoots, calibrates, repairs, maintains and operates the DDC BAS (Building Automation Systems), pneumatic and electro-pneumatic systems, central HVAC equipment including pumps, chillers, condensers, AHU's and miscellaneous control elements.
Work Hours 7am - 4 pm Mon-Fri; required to rotate working on-call, respond to call backs, and report during adverse weather and other emergencies

Required Competency Knowledge - Technical (Mechanical)
Duties
Knowledge of air conditioning, refrigeration, steam, chilled water, lubricants, natural gas and propane fueled equipment, compressed air and air drying equipment, single and three phase electrical power, air handling and distribution, fluid flow, heat transfer, sound and vibration, thermal comfort, indoor environmental health, air contaminants and odors, energy use, and duct and pipe design and sizing is required. Ability to read and interpret mechanical and electrical diagrams. Must possess computer skills to operate the Computerized Maintenance Management System.

Must possess the knowledge, skills, and ability to operate as an HVAC Controls/first responder technician in developing, coordinating and executing various HVAC maintenance strategies for new and existing buildings as well as construction strategies in renovation projects. Ability to use air and water balance devices, design and repair pneumatic, electronic, and electromechanical controlled devices, sensors, flow and pressure regulators; and understand front end graphical user interfaces and how controls are implemented in buildings. Ability to operate building control devices within the design sequence of the systems for proper utilization and energy efficient operation and at times recommend software improvements to others. Must understand the theory and have good working knowledge of pneumatic systems, direct digital control systems, electrical control systems, hydronic systems, air side systems, refrigeration and steam systems as well as load calculations, air distribution, indoor air quality, and energy. Knowledge of safety needs and air exchange rates of lab systems and vivariums are also required. Strong communication skills for diverse customer populations are also required. Ability to read and comprehend both mechanical and electrical blueprints as well as control drawings. Valid North Carolina Driver's License or ability to obtain one prior to hire.

  • Utilize CMMS, mobile work order system, and generate purchase requisitions as needed.
  • Diagnoses and troubleshoots problems with HVAC equipment and DDC BAS systems and recommends repairs; identifies equipment and/or systems repair and/or replacement needs.
  • Repairs or replaces defective equipment, components, or wiring on HVAC equipment.
  • Carries out preventative maintenance tasks and inspections on HVAC equipment.
  • Coordinates with assigned foreman and/or other trades for the purpose of completing projects and work orders efficiently.
  • Fabricates equipment parts for the purpose of meeting specialty needs and/or replacing unavailable parts.
  • Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action and/or complying with building and safety regulations.
  • Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.
  • Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities.
  • Operates, maintains and repairs DDC BAS and mechanical systems.
  • Operates, maintains, troubleshoots, repairs and adjusts various components and sub-systems of overall HVAC systems including but not limited to electric/electronic speed controllers, pneumatic sensors, electric/pneumatic valves, motors, humidistats, thermostats, electronic/pneumatic amplifiers, air handlers, and VAV boxes etc.
  • Maintains, troubleshoots and repairs reciprocating and centrifugal chillers, chilled water pumps associated controls, motors air handling devices/equipment.
  • Operates, maintains, troubleshoots and repairs vapor compression chillers, gas fired boiler, chilled and hot water pumps associated with controls.
  • Operates facility equipment both locally and through the BAS to support building operations (air handlers, exhaust fans, heat exchangers, chillers, air compressors, OR temperatures, pumps, water systems, and more).
  • Requires EPA universal refrigerant certification.
  • Performs initial troubleshooting and remediation of alarm conditions; makes emergency calls for support; and documents room environmental deviations, root cause, and corrective actions in event reports, as needed.
  • Collaborates with other technicians or daily team partner, sub-contractor, site management and staffing personnel to understand requirements and solve complex monitoring and control problems throughout the campus.
  • Monitors, adjusts, troubleshoots, and services all aspects of the building automation systems in a large-scale campus complex.
  • Utilizes computerized maintenance management (CMMS) to receive work orders from the university staff and open work orders.
  • Monitors all VAV systems.
  • Completes daily walk through of the campus buildings.
  • Responds to power outages to ensure all HVAC units are running after restoration of power and basic knowledge of the supervisory control and data acquisition system.
  • Calls in the on-call technician for additional technical issues, emergent repairs, time consuming repairs, etc.
  • Monitors and clears the DDC system when a malfunction occurs.
