Assistant Project Manager

The Assistant Project Manager is responsible for promoting and ensuring site and office safety, and a working knowledge for the day-to-day execution for their assigned project(s) including managing, coordinating, and supervising subcontractors, vendors, and personnel to ensure the work is completed on time, within budget, while adhering to Webcor's quality standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Enforces safety on job site and implements, enforces, and effectively manages Webcor's safety policy and procedures

  • Manage and publish the project schedule on a regular basis.

  • Assists with the ongoing analysis of project buyout, savings, and contingencies; schedules buyout into the overall project schedule and ensures milestones are met.

  • Assists Project Manager and negotiates, analyzes, and prepares subcontracts, purchase order agreements, and cost control budgets.

  • Manages all document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner.

  • Assists with the cost report and completes timely submittal of cost reports and effectively communicates risk and projections to senior management.

  • Assists in control of the budget associated with the project and negotiate best pricing.

  • Maintains a delay log in conjunction with Construction Manager and inserts delays into the master schedule and send weekly notices to the owner.

  • Develops and implements a QA/QC program and oversees execution of the Webcor Punch List Program.

TECHNICAL SKILLS AND KNOWLEDGE REQUIRED

  • Working knowledge of Prime Contract and contract types: Includes lump sum, GMP, hard bid, negotiated, design-build, etc.

  • Working knowledge of cost control, budgeting, and accurate and decisive cost reporting, billing and forecasting.

  • Familiarity of all aspects of building to include site work, structure, finishes, envelope, MEPS.

  • Advanced computer skills with the ability to use MS Office with proficiency (Word, Excel, Outlook, Project, and PowerPoint. Knowledge of Adobe and Visio.

  • Familiarity with database information flow/costing software (CMIC).

  • Knowledge of AutoCAD, Revit, and other BIM software

LEADERSHIP AND COMMUNICATIONS SKILLS REQUIRED

  • Ability to lead, manage and mentor more junior staff.

  • Working level knowledge communication skills. Ability to address an audience of various sizes and effectively communicate his/her message and ideas. Ability to write clear and concise thoughts in a professional manner.

  • Working level knowledge of decision quality and use of sound judgement.

  • Working level knowledge customer focus and the ability to work cohesively with many constituents.

REQUIRED EDUCATION AND EXPERIENCE REQUIRED

  • A Bachelor's degree (preferably in Construction Management, Civil or Mechanical Engineering, or Architecture) or equivalent experience.

  • Minimum four years of construction or engineering experience to include three years as a Project Engineer.

  • LEED AP and/or GA preferred.

  • OSHA 10 certification required (OSHA 30 preferred). If not already certified, Webcor will provide training.

PHYSICAL REQUIREMENTS

Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk, hear, stand, climb, balance, stoop, kneel, crouch, or crawl While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock The noise in these work environments is usually moderate to very loud.

This is a general statement of required major duties and responsibilities performed on a regular and continuous basis. It does not exclude other duties as assigned.

Range of base pay is $120,000-$132,500. Actual pay is based on individual skill level and experience.
