UDR, Inc. is now hiring a Team Lead - Centralized Sales to join our team at our corporate office in Highlands Ranch. GENERAL SUMMARY OF DUTIES: Oversee training, coaching and development of the Centralized Sales Specialists and Senior Centralized Sales Specialists. Responsible for reporting team productivity and metrics. Accountable for building rapport with key stakeholders in property operations. Responsible for streamlining processes and implementing innovative solutions. Make strategic decisions that drive new lease revenue in designated markets. SUPERVISION RECEIVED: Reports directly to the Manager - Centralized Sales SUPERVISION EXERCISED: Centralized Sales Specialist and Senior Centralized Sales Specialist ESSENTIAL FUNCTIONS: 1. Oversee and manage the leasing for a portfolio of UDR communities with a focus on providing premium leasing experience to prospective residents. 2. Provide daily coaching, mentorship, training, and development to Centralized Sales Specialists. Assist with the recruiting, interviewing, and hiring of new team members. 3. Supervise direct reports in accordance with overall company policy. 4. Monitor staff performance including performance reviews and address performance problems through corrective action and dismissal. 5. Approve time records and requests for time off. 6. Publish Centralized Sales Team KPI's, leases, missed opportunities and P4P updates on a weekly basis. Determine if the Centralized Sales team is adhering to the policies of the department. 7. Lead the strategic direction of the Centralized Sales Team with key focus on properties struggling with occupancy, rent growth goals, NPS, long standing vacants, and/or personnel challenges. Contribute to the actualization of hitting regional goals and winning the market on a quarterly basis. 8. Track and publish monthly spiff payouts accurately. Continue to reevaluate and modify the pay for performance spiff structure to align our goals with the goals of the company and pay on ROI activities only. 9. Complete monthly work product audits for each specialist providing sales coaching, as necessary. 10. On-board new properties into the Centralized Sales program adhering to the platform roll out schedule. Create a smooth transition plan as we begin support and monitor overall performance of the property to ensure goals are being met. 11. Manage the training and transition plans as we add new programs/initiatives to the sales team's operations like SUGAR CRM . 12. Conduct property focus calls as needed with Regional Management and or Resident Services Managers to discuss strategies for leasing. Participate in pricing and marketing planning discussions providing insight into prospect feedback and leasing trends. 13. Lead team/pod meetings and individual 1-on-1's to discuss changes to department rules and/or policies and procedures or to present learning opportunities to the team/individual. 14. Maintain and update the Centralized Sales property support and onboarding tracker, Policy and Procedures documents and onboarding power point presentations as changes/additions to the team/department are made. 15. Update supported properties' selling documents on a biyearly basis. Gather property Knowledge Base, inclusive of floorplans, property/unit amenities, contact list, pet policy, property maps, application/leasing funnel, amongst many other touch points 16. Manage and lead the Centralized Sales team in quarterly knowledge base updates, inclusive of property/unit amenities, contact lists, pet policy, property maps, application/leasing funnel, amongst other necessary data. 17. Partner with the Corporate IT Group to build and enhance SUGAR CRM to create ROI for the business. Create reporting as needed. 18. Establish rapport with field leadership facilitating a culture of cross-collaboration between the Centralized Sales Team and the property operation teams. 19. Lead and advocate platform initiative changes. 20. Identify strategic opportunities for department growth and innovation. 21. Perform other duties as assigned or as necessary. PERFORMANCE REQUIREMENTS:
TYPICAL PHYSICAL DEMANDS: Requires prolonged sitting, some bending, stooping, and stretching. Occasionally lifting items weighing up to 30 pounds. Requires eye-hand coordination and manual dexterity sufficient to operate a keyboard, photocopier, telephone, calculator, and other office equipment. Requires normal range of hearing and eyesight to record, prepare, and communicate appropriate reports. Physical presence onsite is required to perform essential job functions unless otherwise noted. Regular and consistent attendance on the job is an essential function. TYPICAL WORKING CONDITIONS: Normal office environment. Occasional evening or weekend work. Occasional travel in the United States to UDR communities or offices. Occasional work from home. EDUCATION AND EXPERIENCE: 1. Bachelor's Degree or equivalent combination of education and experience required. 2. Minimum of five years' demonstrated sales experience is required. 3. Minimum of two years' Property Management experience is required. 4. Minimum two years' experience managing sales teams is required. 5. Customer relationship/marketing experience is a plus. 6. Must have and maintain a valid driver's license unless otherwise noted. Benefits Offered:
