The following is intended to describe the general nature and level of work being performed. This list of duties is illustrative only, and is not a comprehensive listing of all the functions and responsibilities performed.
Position Summary: Performs skilled maintenance and repair of air conditioning, heating, refrigeration, ventilation, and control equipment. This position reports to the Director, Physical Plant.
Duties and Responsibilities:
- Analyzes and maintains chemical treatments for water in cooling towers and boiler systems.
- Installs, replaces and services motors, pumps, fans, belts, and filters.
- Repairs, replaces, sets up, calibrates and operates control equipment to ensure efficient operation of equipment.
- Troubleshoots and corrects malfunctions on mechanical and electrical equipment.
- Performs preventive maintenance on equipment and systems assigned to A/C and Heating.
- Performs inspections of all A/C and Heating equipment and systems including water lines, valves, drives, belts, expansion tanks, etc.
- Operates and assists in maintenance of electrical pneumatic control systems.
- Recommends ordering of necessary parts and supplies for maintenance of equipment.
- Responds to emergencies during on call, evening and nighttime hours.
- Reads and interprets blueprints, diagrams, schematics and specifications.
- Responsible for completing preventative maintenance lists.
- Assists other maintenance personnel in performance of their duties as deemed necessary or assigned.

Requirements

Minimum Job Requirements:
- GED or High School Diploma.
- One year of related experience or successful completion of an HVAC training program.
- Must possess a valid driver's license.
Preferred:
- EPA Certification.
- R410A Certification.
Knowledge, Skills and Abilities:
- Employee must possess a comprehensive working knowledge of principles, practices, tools, and equipment of A/C and heating.
- The ability to communicate effectively, both orally and in writing.
- The ability to follow detailed oral and written instructions.
- The ability to operate hand tools and equipment associated with A/C and heating.
- The ability to build and maintain effective working relationships with members of the campus community.

Working Conditions
-
- Work is performed during normal business hours, with occasional evenings and weekends required to meet deadlines.
- While performing the duties of this job, the employee is regularly required to stand, walk, use hands to handle or feel objects, and reach with hands and arms. The employee may also need to climb, balance, stoop, kneel, crouch, or crawl.
- The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds.
- The employee is regularly exposed to outside weather conditions, wet and/or humid environments, moving mechanical parts and the risk of electrical shock.
- The employee may occasionally be exposed to high, precarious places, fumes or airborne particles, toxic or caustic chemicals and vibration.
- The noise level in the work environment is typically loud.
