Manager, Portfolio Management

Purpose & Overall Relevance for the Organization

Workplaces is responsible for the active management of the Global Real Estate Portfolio including leases and transactions of all the properties, all design, construction and operations for offices, showrooms and DCs for adidas. This supports the successful implementation of internal business strategies by supporting revenue growth, portfolio optimization, and creating great workplaces to attract and retain top talent across the globe. To ensure a successful and sustainable Portfolio, Workplaces collaborates within an extensive network of internal / external stakeholders and industry experts to provide value added service.

The Manager, Portfolio Management is responsible for tactical implementation of the strategic portfolio plan and management of the corporate real estate portfolio in the Americas with its leased and owned locations. This includes business case creation and implementation for the acquisition, disposition, and other transactional work for commercial and industrial properties located in the Americas. This function will be accountable for managing potential site identification, assessing viability, lease negotiations, oversite of internal lease data as well as ensuring accurate financial evaluations to inform decisions.

Key Responsibilities



  • Monitor critical lease dates requiring action and proactively evaluate potential actions, recommend and negotiate lease renewals, terminations, and extensions where appropriate.
  • Collaborate with lease administration to ensure data and documentation accuracy within the lease administration system, including but not limited to: review and approve payments to landlords, lease admin entries, approving abstractions, etc.
  • Coordinate the creation of relevant documents including but not limited to business case, market analysis, engagement agreements, request for proposals, letters of intent, lease documents and exhibits in collaboration with NTP and Legal partners.
  • Collaborate with a team of Service Providers/Partners(s) responsible for development and implementation of regional and local real estate strategy, including but not limited to capacity planning and optimization efforts, transaction specification development, site selection, project definition (charters, scopes-of-work) and budget.
  • Understand and track business needs, drivers, expectations, constraints and timelines; client relationship management for key local market partners.
  • Support business case development to outline supply scenario options and guide decision making using financial and non-financial information and performance metrics.
  • Ensure brokers, transaction managers and Legal negotiate lease agreements in-line with scenario assumptions, Global and Regional standards and critical business terms and conditions.
  • Build relationships and collaborate with leaders across functions.
  • Ensure alignment between portfolio strategies and business/country objectives.
  • Collaborate with regional delivery teams, assemble and reconcile the information necessary to build business cases.
  • Ensure compliance with corporate policies in work activities, such as identifying and mitigating potential conflicts of interest and adhering to any governmental or jurisdictional agency requirements or processes.

Knowledge, Skills and Abilities



  • Proven ability to lead business case development and execute strategy
  • Expert verbal communication and negotiation skills
  • Sound legal understanding and judgement
  • Strong Financial acumen and data modelling skills including advanced Excel
  • Strong functional knowledge of transaction management, financial analysis, project planning and execution, and supplier management


  • Highly collaborative, with capacity to build strong individual and team relationships in a distributed and diverse work environment


  • Pro-active (engaging & impact-oriented) mindset, ability to think critically end-to-end and continually adjust in a dynamic business environment
  • Strong presentation skills and ability to create presentations for senior leadership


  • Fluency in English (written and verbal)
  • Fluency in Spanish is desirable
  • Ability to travel, domestic or international, as required



Requisite Education and Experience/Minimum Qualifications



  • 3-5years of corporate real estate transaction experience
  • University degree in business, or equivalent relevant experience.
  • Finance Analysis, Budget Planning and Forecasting Experience
  • Business acumen and entrepreneurship
  • Previous experience in an International operation is highly regarded
  • Spanish fluency preferred

For work requiring a high degree of collaboration or an in-person presentation, in-office attendance is required even on Friday. The working location of this position is Portland, Oregon.
