Loss Mitigation Workout Closing Specialist Position Summary This role ensures the accuracy and completeness of borrower-executed documents, oversees final workout terms in the proprietary system (I5), and collaborates with internal departments to support timely and compliant loan processing. The specialist plays a key role in curing delinquencies, preparing loans for buyout, and maintaining regulatory and operational standards.
Essential Duties and Responsibilities * Reconcile loan modifications to confirm capitalized amounts align with unpaid principal balances and approved workout terms * Perform quality control of funds movement, escrow balances, and advance setup in the system of record * Research, reconcile, reclassify, and remit corporate advances related to loss mitigation workouts * Submit workout settlements to investor systems (FNMA and FHLMC) and ensure internal systems reflect accurate workout documentation * Monitor FHA Payment Supplement accounts and process termination or cancellation requests * Clear delinquencies cured by workouts and confirm document readiness for recording * Complete FNMA reclassifications prior to finalizing workout terms in I5 * Prepare documentation for loans eligible for buyout, ensuring compliance and completeness * Assist in developing and refining procedures to improve workflow and operational efficiency * Identify process improvement opportunities and contribute to business performance initiatives * Stay current on industry regulations and recommend updates to internal policies and procedures * Adhere to Guild's information security policies and procedures Required Skills and Competencies * Strong organizational and analytical skills * Accurate data entry and documentation skills * Excellent customer service and interpersonal communication * Familiarity with Microsoft Office Suite and loan servicing software * Strong problem-solving and critical thinking abilities * Familiarity with document retention systems (e.g., Blitzdoc, ICE) preferred * 10-key by touch preferred Qualifications * Minimum of 2 years of mortgage servicing or loss mitigation experience required * High school diploma or equivalent required; bachelor's degree preferred * Working knowledge of FNMA, FHLMC, FHA, VA, and USDA loan documents * Understanding of federal debt collection laws, bankruptcy regulations, and legal document handling * Knowledge of CFPB, FCRA, FDCPA, and standard operating procedures preferred * Experience with collaborative cloud-based platforms and third-party software applications Pay and Benefits The pay range for this position is $23.16 - $23.16/hr.
