Pay Range: $79,747 - $90,000

Summary:

This position is responsible for managing the activities of workers engaged in maintenance operations, including, but not limited to, repair, refurbishment, maintenance of the physical structure, housekeeping, cleaning, laundry, and custodial services in accordance with community policies and procedures and by Federal, State, County, and other local guidelines and life-safety code regulations.

Essential Functions:

The duties listed below are essential functions of the position that must be performed to effectively perform the position in at least an acceptable manner as defined by Front Porch. In the future, other duties may be assigned and considered essential functions of the position:

  • Coordinates compliance with local, state, and federal building codes, Safety Data Sheets (SDS), Occupational Safety & Health Administration (OSHA), Environmental Protection Agency (EPA) regulations, and fire codes.
  • Conducts regular inspections of all Life Safety Systems, including fire extinguishers, sprinklers, and alarm systems.
  • Arrange for and manage contract repairs, maintenance, and other construction services for the community.
  • Ensures necessary repairs and maintenance in apartments and common areas, including refurbishment for move-ins.
  • Ensure strict adherence to community fire safety and hazardous chemical procedures and promptly address all unsafe conditions or equipment problems.
  • Oversees annual maintenance and deep cleaning programs for apartments and common areas.
  • Ensures that the outside of the property is maintained, including landscaping.
  • Maintains all appropriate engineering, inventory, and other relevant files.
  • Oversee the preventive maintenance of the building, equipment, and grounds.
  • Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
  • Assess all plumbing and electrical problems within the community and determine the best course of action to correct them.
  • Manage and, as needed, perform repairs, including mechanical, electrical, plumbing, carpentry, and painting, according to accepted codes.
  • Performs all other related duties as assigned.

  • Ability to calculate figures and amounts such as discounts, interest, commissions, and percentages
  • Ability to read, analyzes, and interprets general business periodicals, professional journals, technical procedures, or governmental regulations
  • Ability to speak effectively one-on-one and before groups of vendors, residents and other employees of the organization
  • Strong verbal and professional written communication skills
  • Ability to write reports business correspondence, and procedure manuals

Education with Equivalent Qualifications:

Essential:
* 2-year College or technical school

Experience with Equivalent Qualifications:

Nonessential:
* 3 Years management experience
* 6 Months Supervisory experience
