Operations & Maintenance Supervisor

What you will do

The Operations & Maintenance Supervisor for the Qnity/DuPont Dayton IAAS project is responsible for overseeing daytoday operations, maintenance, and reliability of site mechanical and utility systems, including multiple chiller systems, steam system components, air compressors, and associated pumps, tanks, and support equipment. This role ensures safe execution of O&M activities across multiple active work areas and supports major outage, construction integration, and commissioning efforts.

How you will do it

1. Chiller Systems Operations & Maintenance

  • Oversee operations, preventive maintenance, troubleshooting, and repair activities for multiple chillers including Resin Chiller, Buckeye Chiller, Comfort Chiller, and Plant Chiller systems. .

  • Support lift plans, delivery coordination, outage timelines, and mechanical installation sequencing for new chiller units (e.g., YVAA-series replacements). .

  • Ensure proper operation of chillerassociated pumps, glycol systems, piping, and controls; maintain documentation for refrigerant handling and disposal.

2. Steam System Oversight

  • Supervise operations and maintenance of upgraded steam plant systems, including reviewing steam path layouts, ensuring safety compliance, and supporting preparation of shop drawings and permitting requirements.

  • Coordinate steam system outage work, including shutdown scheduling, steam line routing, and integration of new steam/CR piping.

  • Verify environmental and permit requirements related to steam system excavation, trenching, and piping inspection activities. .

3. Air Compressors & Utility Systems

  • Manage operation and preventative/corrective maintenance of air compressors and related pneumatic distribution systems that support plant processes and mechanical equipment. (No compressorspecific files found; aligned with O&M scope from general responsibilities.)

4. Construction Integration & Outage Coordination

  • Work closely with construction managers to align O&M activity with project sequencing, safety requirements, and chiller delivery constraints.

  • Participate in planning and execution of Spring Outage, temporary chiller placement, system energization, and mechanical tieins.

  • Provide oversight and validation for equipment foundations, piping installations, trenching, concrete, and support systems.

5. Control Systems & Monitoring

  • Support implementation and monitoring of OBEMenabled operations once control system integration is completed (BACnet mapping, alarm visibility, point mapping).

  • Ensure all operational data, alarms, and performance points are tracked and responded to promptly.

6. Team Leadership & Client Interface

  • Supervise multidisciplinary O&M technicians and coordinate with Qnity, DuPont, JCI, and subcontractor teams on daily operational tasks and safetycritical activities.

  • Lead troubleshooting sessions, walkdowns, lockout reviews, and equipment readiness assessments (e.g., chiller lift walkdowns, glycol volume reviews).

  • Communicate site status, constraints, delays, and operational risks clearly to project stakeholders and management.

7. Safety, Compliance & Documentation

  • Enforce compliance with site safety practices, environmental regulations, and contractor coordination requirements (e.g., excavation permissions, soil assessments, permittowork processes).

  • Maintain O&M documentation including logs, outage plans, equipment data, refrigerant removal records, and updated mechanical drawings.

What we look for

Required:

  • 5+ years of operations and maintenance experience with mechanical systems, HVAC, process chillers, or industrial utilities.

  • Technical proficiency with BAS/BMS systems, pumps, steam systems, and piping layouts.

  • Experience leading O&M teams in an industrial or largescale facility environment.

Preferred:

  • Experience supporting major utility outages and coordinating with active construction projects.

  • Familiarity with chiller lift plans, refrigerant management, steam routing reviews, and outage sequencing requirements.

HIRING SALARY RANGE: $76,100 - $104,600 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
