| Primary Function of Organizational Unit |
The Facilities Operations Unit reports directly to the Associate Vice Chancellor for Facilities Management and is responsible for the planning, repair, renovation and maintenance of all
NCCU facilities. |
| Primary Purpose of Position |
The primary purpose of this position is to ensure the proper operations, maintenance and repair of the steam and hot water producing and distribution plant at
NCCU. This position is responsible for all steam and steam-driven equipment on campus. The system includes boilers (11 currently), generators, fuel systems, chemical treatment systems, 3 campus-wide piping systems for condensate, domestic hot water, and steam, gauges, pumps, blowers, etc. The system encompasses all controls in building mechanical rooms that use steam and hot water. The position also ensures that systems are monitored and inspected constantly, and equipment adjusted to avoid malfunctions and ensures that the equipment is operating within set operation ranges. This work involves quality assurance, valve, pump and pipe repair, gauge calibration, boiler repair and operation, chemical analysis, precision, measuring, system controls, hydrostatic testing, troubleshooting, and problem solving. This is a key position for Utilities Services and Operations in providing after hours emergency to on-call personnel. |
| Required Knowledge, Skills, and Abilities |
- Working knowledge of plumbing systems, boiler operations, and applicable state and local regulations. Ability to interpret and communicate complex work requirements from oral instructions, blueprints, sketches, and technical drawings. Ability to plan and layout work from rough sketches and verbal instructions.
- Skill in using electrical metering devices, diagnostic equipment, and maintenance tools. Knowledge and ability to assist with planning, coordinating, and overseeing the work of others. Working knowledge of Banner or equivalent enterprise systems and Microsoft Office Suite (Word and Excel). Ability to monitor budgets and track expenditures.
- Ability to work independently with minimal supervision, take initiative, and complete projects and assignments through completion. Ability to exercise sound judgment and discretion in problem-solving. Ability to work weekends and special events as needed to support university operations (e.g., commencement, convocations, athletic events).
