Position Description
The Director of Real Estate will oversee and optimize the organization's real estate portfolio with a strategic focus on assets in the U.S. Virgin Islands. This role leads the full lifecycle of real estate activities-including sourcing, acquisition, development, operations, and disposition-to maximize long-term value and performance. The Director will guide financial planning, capital strategy, risk management, regulatory compliance, and cross-functional collaboration to ensure alignment with the company's business objectives. This position requires strong analytical capability, deep knowledge of real estate and construction markets, and 25%-50% travel to the U.S. Virgin Islands.
Responsibilities / Essential Functions
- Source and evaluate new real estate opportunities for workforce housing, warehousing, yard space, and office use.
- Lead due diligence activities, including zoning and land-use review, environmental analysis, and legal documentation.
- Oversee complex negotiations for acquisitions, leases, dispositions, and financing arrangements.
- Conduct market comparables, feasibility studies, ROI analysis, and pricing strategies.
- Develop and manage vendor partnerships (security, healthcare, transportation, utilities, etc.) and oversee contract performance, negotiations, and invoicing.
- Manage budgets, projections, and P&L performance for all housing assets, including "man-camp" operations.
- Coordinate financing strategies and maintain banking and lender relationships; serve as liaison with financial partners.
- Direct internal and external legal teams to support efficient real estate closings and compliance.
- Oversee property management consultants and internal roles such as Property Manager, Housing Business Manager, and Real Estate Accountant, including hiring and performance management.
- Ensure full compliance with real estate operational requirements (life safety systems, insurance, taxes, regulatory obligations).
- Maintain accurate property records, insurance documentation, claims management, and post-closing follow-up.
- Monitor and optimize monthly property performance, revenue, expenses, and long-term asset value.
- Lead annual budget planning and multiyear forecasting for all real estate assets.

Required Experience
- 5+ years managing a real estate portfolio valued between $50M-$150M.
- Bachelor's degree in real estate, business, finance, or a related field.
- Extensive experience in corporate real estate, including due diligence, acquisitions, dispositions, leasing, negotiations, and strategic planning.
- Proven financial acumen and business judgment, with experience handling confidential and sensitive information.
- Strong track record of driving performance, managing complex transactions, and optimizing asset value.
