POSITION OVERVIEW AND PRIMARY DUTIES AND RESPONSIBILITIES (ESSENTIAL FUNCTIONS):

Afognak Native Corp has an opportunity for a Facility Maintenance Manager in Anchorage, Alaska. TheFacility Maintenance Manager supports the Property Manager in the strategic and day-to-day operations of the Alutiiq Center, a Class A, multi-tenant commercial office building. This position functions as the primary subject-matter authority for all building systems and infrastructure, with responsibility for ensuring safe, reliable, and cost-effective facility operations, regulatory compliance, tenant satisfaction, and long-term asset preservation.



This role requires an experienced, technically proficient leader with advanced knowledge of HVAC systems, Building Automation Systems (BAS), and commercial building operations. The Facility Maintenance Manager integrates hands-on technical expertise with leadership responsibilities, including operational planning, vendor oversight, preventive maintenance strategy, capital replacement planning, and continuous optimization of building systems to support complex facility operations.



  • Direct and perform daily facility maintenance operations for the Alutiiq Center, ensuring safe, efficient, and reliable building performance.
  • Inspect, diagnose, and resolve maintenance issues across building systems, including HVAC, Building Automation Systems (BAS), electrical, plumbing, structural components, finish carpentry, and painting.
  • Develop, implement, and maintain preventive, corrective, and emergency maintenance programs, including weekly, monthly, and annual schedules, in accordance with manufacturer recommendations, applicable codes, industry standards, and organizational requirements.
  • Oversee and manage all major building systems-including air handlers, boilers, glycol systems, BAS, electrical, plumbing, and fire/life safety systems-to ensure optimal performance, energy efficiency, and system reliability.
  • Schedule, coordinate, and manage internal maintenance activities and external contract services, including HVAC, plumbing, fire alarm inspections, and building security systems.
  • Receive, evaluate, prioritize, and assign work orders and service requests to ensure timely and effective resolution.
  • Procure parts, materials, tools, and supplies required for maintenance activities; manage purchasing decisions to support operational needs and budget objectives.
  • Maintain organized inventory and storage systems for building equipment, materials, and chemicals, ensuring proper labeling, documentation, and compliance with OSHA and SDS requirements.
  • Manage exterior building and site conditions, including heated sidewalks, exterior lighting, parking areas, lawns, and landscaped areas.
  • Coordinate and perform snow removal and ice control for parking lots, sidewalks, and facility entrances to ensure safety and accessibility.
  • Provide on-call response and leadership during emergency maintenance situations, system failures, and severe weather events.
  • Communicate proactively with tenants and building occupants regarding planned outages, system impairments, emergency repairs, and major facility disruptions.
  • Coordinate fire alarm testing and building control system inspections; prepare and submit required reports to Safety & Risk Management.
  • Assist in the preparation, review, and solicitation of Requests for Proposals (RFPs) and service contracts for external vendors and service providers.
  • Participate in and support facility construction, renovation, and tenant improvement projects in collaboration with tenants, consultants, contractors, and property management.
  • Review maintenance data and equipment performance records to identify repair trends, system optimization opportunities, and capital replacement needs.
  • Provide leadership and oversight of maintenance operations, including vendor performance management, work quality assurance, and adherence to Class A building standards.
  • Perform other related duties as assigned to support facility operations and organizational objectives.


Payrate:$90,000 to $107,000 Annually

REQUIRED QUALIFICATIONS AND EXPERIENCE:

Required Qualifications:



  • Comprehensive working knowledge of commercial building systems, including HVAC, mechanical and electrical systems, basic plumbing, finish carpentry, and painting.
  • Demonstrated proficiency in the safe and effective use of hand tools, power tools, and related maintenance equipment required to perform building maintenance and repair tasks.
  • Ability to operate, maintain, and oversee equipment used for landscaping, snow removal, and ice control.
  • Proven ability to read, interpret, and work from technical drawings, schematics, blueprints, and specifications.
  • High school diploma or GED required.
  • Minimum of 5-7 years of progressively responsible experience in commercial building maintenance or related trades.
  • Valid state driver's license with a clean driving record and ability to operate company or government vehicles as required.
  • Demonstrated commitment to workplace safety, including adherence to all applicable safety, health, and environmental regulations.
  • Ability to perform work in both indoor and outdoor environments, including exposure to temperature extremes, inclement weather, and varying site conditions.
  • Availability and willingness to work flexible hours, including evenings, weekends, holidays, overtime, and on-call assignments as operational needs require.
  • Ability to regularly lift, carry, and move materials and equipment weighing up to 75-100 pounds.
  • Strong written and verbal communication skills, with the ability to communicate effectively with tenants, vendors, contractors, and internal stakeholders.
  • Highly organized with demonstrated ability to prioritize tasks, manage multiple responsibilities, meet deadlines, and respond effectively to changing priorities.


Preferred Qualifications or Skills:



  • Technical, vocational, or trade school certification in HVAC, electrical, mechanical systems, or a related discipline.
  • Valid HVAC certification and/or advanced training in commercial HVAC systems and controls.
  • Training or certification in Building Automation Systems (BAS) or energy management systems.
  • EPA Universal Certification for handling refrigerants.
  • OSHA safety training or certification related to commercial or industrial facilities.
