A Brief Overview The Porter Housekeeper Manager will assist the Maintenance Director/Community Director in maintaining the property's physical condition in a safe, attractive, and comfortable state. This includes, but is not limited to, leading the Porter and Housekeeper employees in cleaning the HMC buildings and grounds to ensure the facility is clean and sanitized in accordance with HMC policies and procedures to support the achievement of property business goals and objectives, leading the Housekeeping Employees in conducting unit turn to HMC's high standards of turn quality. This position may also occasionally be required to perform tasks as needed, including responding to service requests and preparing units for rent availability (including painting units and performing landscape work).
What you will do
- Supervises assigned Porter and Housekeeping staff, including coordination of schedules, assignment to unit turns, and on-call duties.
- Provides applicable training and direction to the Porter and Housekeeping staff to ensure comprehensive cleaning and trash pickup of the property's buildings and grounds, in accordance with HMC's guidelines and property procedures.
- Provides applicable training and direction to the Housekeeping staff to ensure high-quality unit turns.
- Manages the inventory of all necessary departmental supplies, as well as any supply inventory designated by the Maintenance Director.
- Monitors building, units, common areas, and grounds for cleanliness, safety, and staff compliance with rules/regulations.
- Manages MSDS inventory for required chemical cleaning agents.
- Orders Housekeeper and Porter cleaning supplies and equipment within assigned budget.
- Conducts daily/weekly/monthly reporting for the Maintenance Director.
- Assists in periodic staff meetings with the Porter and Housekeeping employees.
- Vacuums carpeted areas, including resident rooms, hallways, and common areas, as necessary.
- Mops and cleans tile areas, including resident rooms and common areas, as needed.
- Picks up and empties trash in designated areas, as needed.
- Cleans bathrooms, including tubs, showers, and toilet areas as necessary.
- Works in common areas such as the lobby or offices as directed by the Maintenance Director.
- Attends all mandatory employee meetings.
- Reports any observed violations of property rules and regulations to the Maintenance Director.
- Reports any needed repairs to maintenance.
- Ensures Porter and Housekeeper compliance with required training.
- Monitors buildings for cleanliness and safety.
- Provides support for after-hours maintenance emergencies when necessary.
- This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Education Qualifications
- High School Diploma or GED required.
Experience Qualifications
- A minimum of three years of related experience and/or training required.
- Supervisory and/or management experience required.
Knowledge, Skills, and Abilities
- Understand and follow the rules for the handling and use of any chemicals.
- Skilled in organization.
- Skilled in time management.
- Skilled in customer service.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of the organization.
Licenses and Certifications
- DL NUMBER - Driver's License, Valid and in State required.
Compensation We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $45,600 - $54,271, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role.
