Job Description Summary:
ORGANIZATIONAL BACKGROUND

In the heart of the nation's capital, with additional programs in Virginia, the George Washington University (GW) was created by an Act of Congress in 1821. DESCRIPTION

The Real Estate Asset Manager is responsible for the oversight of all real estate for the University, including a $1.2B investment portfolio representing five ground leases, a luxury multi-family residential property with 50,000 SF of retail, and a 500,000 SF office building, as well as institutional real estate on both the Foggy Bottom and Virginia Science & Technology Campuses. ORE is responsible for executing real estate strategy support of the university's broader academic mission and goals, including acquisitions, dispositions, and strategic real estate partnerships.
The Asset Manager reports to the Director of Investment Real Estate. The Office of Real Estate is part of the Division of Safety and Operations. In this role, the Asset Manager will oversee a portfolio of investment and non-investment properties and underlying lease transactions. Additionally, the Manager will provide real estate support and analytics, including developing detailed pro-forma modeling in Excel and Argus related to acquisitions, dispositions, and other strategic initiatives.
Specific duties include but are not limited to:

  • Management of a mixed-use portfolio of assets.
  • Portfolio financial, transactional, and operational reporting, including preparation and review of annual budgets
  • Coordinate with the Office of General Counsel and External Counsel on document preparation, review, negotiation, and execution.
  • Prepare and coordinate pre-transaction analysis and due diligence, including financial modeling and pro forma analysis, cost-benefit or return on investment analysis, feasibility analysis, market research, and review of third-party reports such as market demand studies, environmental assessments, appraisals, facility assessment reports, among others
  • Conduct regular inspections of tenant spaces; ensure compliance with lease terms such as inspections, maintenance obligations, code compliance, and occupancy issues
  • Steward all University resources, seek optimization across a wide range of metrics; Continuously develop processes and mechanisms to identify opportunities for lease savings
  • Makes recommendations on processes, procedures, policies, methodologies, and metrics for managing, reviewing, measuring and evaluating project and portfolio performance

Minimum Qualifications:
Qualified candidates will hold a Bachelor's degree in an appropriate area of specialization plus 5 years of relevant professional experience, or, a Master's degree or higher in a relevant area of study plus 3 years of relevant professional experience. Degree must be conferred by the start date of the position. Degree requirements may be substituted with an equivalent combination of education, training and experience.
Additional Required Licenses/Certifications/Posting Specific Minimum Qualifications:
Prior Experience in commercial real estate leasing and real estate financial modeling is required.
Preferred Qualifications:

  • Prior experience with commercial real estate analysis and transactions across multiple asset classes.
  • Argus Modeling and advanced Excel skills focusing on real estate analyses (experience creating DCF models, calculating IRR, NPV, etc.).
  • Knowledge of financial accounting principles, practices, and procedures.
  • Ability to query, gather data from multiple sources, compile and analyze information, synthesize conclusions and implement/utilize to facilitate successful project outcomes
  • Evidence of successful management of the entire transaction life cycle.
  • Understanding of important legal concepts pertaining to real estate leasing and capital markets.
  • Proficiency in Microsoft Office Excel, Word, and PowerPoint.
  • Ability to use advanced techniques in spreadsheet and database management.
  • Experience with financial and lease management software systems.

Hiring Range $105,123.50 - $176,607.48
